With our extensive property experience, our specialist Probate Service is designed specifically to offer complete flexibility to take as much, or as little, off your hands when you need it most. Our experience in residential and commercial property is particularly valuable where estates include investment and company assets.

The service includes:

Red Book Valuations for tax purposes and for the purpose of obtaining a Grant of Probate

Comprehensive and authoritative valuation reports for Inheritance Tax and Capital Gains Tax purposes. Written in clear English, these reports intend to provide the Inland Revenue with uncontroversial and logical arguments, supported by clear evidence to underpin the opinion of the valuer. In the event of a challenge by the Valuation Office Agency, we are able to represent executors in negotiations to obtain the most favourable outcome possible.

Market appraisals for assessing options to sell or let property

Often before the formality of a Red Book Valuation is called for, reliable advice about the marketing potential of a property is required and our Probate Service includes free market appraisals for this purpose. At this time, we can advise on letting and sales values in deciding what options are open to you. We will give advice on the preparation of the property for marketing, including any works that might be prudent to maximise the sale price or rental income if the property were to be kept as an investment.

Valuation of chattels and house clearance

At this stage you will also require the contents of the property to be assessed and valued with a view for the property to be cleared of personal belongings. This is a specialist field and you will be placing considerable trust with the valuer to ensure that the full value of the contents is realised. Here you can rely on MSE's experience of local firms we know well who we recommend to you as being professional and trustworthy. We can make all the arrangements for you, if you prefer.

Project management of works

As part of this service you will have our Building Surveyors available to you and they can advise where any potential defects are identified and manage any building works which might be required. We have the advantage of dealing with a variety of trusted trades people all of whom are required to subscribe to our Contractors Charter ensuring they carry requisite insurance and are reputable and reliable.

Sales and Lettings

Finally, once all preparations have been made and Probate is granted, we are perfectly placed to deal with the sale or letting of the property whether as an investment or for owner occupation.
