
Title: Senior Negotiator- Residential Sales
Reporting to: Sales Manager & Partners
Based at: 254 High Street, Guildford or any other premises of mse
Job Purpose
- To achieve targets, both office and personal
- To win new valuations and gain new instructions
- To liaise with vendors and applicants in a professional, competent manner and to negotiate and achieve property sales
- To negotiate with vendors and applicants to achieve referrals to other departments of mse including financial services in a professional and competent manner
- To provide the highest possible quality of Customer Service to all members of the public
- To actively participate in the smooth and efficient running of the office.
- To deputise for the manager in his/her absence and to accept responsibility for any duties delegated by the manager
Key Responsibilities
- Management of staff including maintenance of standards of behaviour, work performance, and resolution of problems in liaison with line management
- Participation in valuations and gaining new instructions
- Maintenance of an up to date applicant and vendor database
- Interviewing, recording and processing applicant and vendor details correctly
- Generating and arranging viewings of properties and to accompany viewings where appropriate
- Regular contact with vendors, applicants and potential vendors
- Prompt and regular phoning/emailing/mailing of property details to relevant applicants to maximise viewing opportunities
- Maximise opportunities for valuations/instructions for own/other offices
- Prioritising opportunities to generate offers
- To achieve personal targets and thereby contribute to office targets
- To attend office and other meetings and to contribute fully to them, deputising for the manager as appropriate
- To provide, where possible, any information requested by the Manager/Partners
- To ensure that all contact with the public and members of the company is conducted to a professional and competent standard
- Ensure a smart, clean and tidy appearance at all times
- To keep the office, personal desk, and back areas of the office tidy at all times
- To achieve Financial Services referrals
- To use every opportunity to promote Survey, Commercial, and lettings business
- Compliance with:
1. All company policies
2. All relevant legislation including the Estate Agents Act 1979 and the Property Misdescriptions Act 1993.
3. Codes of conduct and regulations of other organisations including: RICS, and NAEA.
- Correct use of all office and company procedures and systems including :
1. Dezrez
2. Key receipt and booking System
3. Websites
4. HR
5. All admin and filing systems
Specific Skills Required
- Ability and flair for winning new instructions
- Excellent communication skills both verbal and written
- Ability to influence/negotiate and work under own initiative
- Willingness and ability to train junior staff
- Good IT skills
- Excellent accuracy and attention to detail
- Ability to pro-actively organise and prioritise both personal and office workload
- Use own skills in problem solving
- Ability to work and lead as part of a team in achieving results
- Flair and aptitude for selling in a competitive environment
