Residential Sales Negotiator/Senior Negotiator
Job Summary
This is a key role for an experienced/senior negotiator to join the Godalming Residential Sales Team. A flair for winning business and the ability to sell property in a competitive market will be essential alongside the need to deliver great customer service. The Godalming office works closely with the Guildford office and covers a wide area including the villages within the Surrey Hills.

Key Responsibilities
- To liaise and negotiate with vendors and applicants in a professional, competent manner and to achieve new sales.
- Achieve referrals to other departments of MSE including Survey and financial services in a professional and competent manner.
- To provide the highest possible quality of customer service to all members of the public.
- Interviewing, and recording applicant and vendor details correctly.
- Generating and arranging viewings of properties and to accompany viewings where appropriate.
- Regular contact with existing vendors, applicants and potential vendors.
- Prompt and regular phoning/emailing/mailing of property details to relevant applicants to maximise viewing opportunities.
- Giving prompt and effective feedback to clients.
- Maximise opportunities for valuations/instructions for own/other offices.
- Prioritising opportunities to generate offers.
- Negotiating offers effectively to generate new sales.
- Achieve personal targets and thereby contribute to office targets.
- Attend office and other meetings and contribute fully to them.
- Provide, where possible, any information requested by the Sales Manager/Partners.
- Ensure that all contact with the public and members of the company is conducted to a professional and competent standard.
- Maintain a smart, clean and tidy appearance at all times.
- Keep the office, personal desk, and back areas of the office tidy at all times.
- Achieve Financial Services referrals.
- Use every opportunity to promote Survey, Commercial, and Lettings business.
- Compliance with all company policies, relevant legislation (including the Estate Agents Act 1979 and the Property Misdescriptions Act 1993), codes of conduct, and regulations of other organisations (including RICS and NAEA).
- Correct use of all office and company procedures and systems (including Dezrez, key receipt system, websites, and filing systems).

Surveyors’ Secretary (Part Time)
Job Summary
A busy administration and secretarial role in support of a Chartered Building Surveyor and Valuer, taking control of all aspects of the administration of the work undertaken including dealing effectively with clients and new enquiries, typing and publishing reports, and organising the workflow and outputs.
The role is part time and some flexibility exists in the working hours available to accommodate the best applicant's individual circumstances.

Key Responsibilities
- To generate new Survey and Valuation instructions by pro-actively contacting new and prospective clients by telephone and email.
- To organise the administration for one (or more) Chartered Surveyors including streamlining systems and maintaining records.
- Diary management and arranging of appointments.
- Typing reports using digital audio typing equipment and online report writing tools.
- Deal with all correspondence and other written communications including terms and conditions and other standard documentation.
- Provide first line of contact in person and in writing for new enquiries issuing quotes for new work and winning new business through providing professional and positive first impressions of the company.
- Building relationships with established clients.
- Help to maintain a high level of presentation standards in the reports including contributing to the design of written material.
- Organisation and manipulation of digital photography for publishing.
Employee Specification
- Excellent secretarial skills, preferably with experience working in a Chartered Surveyor firm or other professional practice role such as Legal Secretary.
- Accurate typing – audio.
- Highly organised with good time management and administration skills.
- IT literate with sound knowledge of Microsoft Office and advanced use of Word in particular.
- Demonstrable skills in maintaining the highest professional standards in the quality of written presentation and in all communications.
- Personable and friendly communication skills with the ability to win the confidence of clients and promote the company in dealing with new survey and valuation enquiries.
- Preferably with some local knowledge of the area and some interest or previous background knowledge of building construction and the processes of buying and selling properties.
- Demonstrate an understanding and knowledge of the property business and professional surveying services. MSE will provide additional training in this respect.
- Be willing and keen to learn and acquire new skills.

Residential Sales Assistant (Part Time)
Job Summary
Provide efficient sales and administrative support within the busy Residential Sales Department and deal with applicants, clients and visitors to the offices in a competent, friendly and professional manner. The role involves organising appointments and showing properties to potential buyers.
